Two single-family homes could see gentle densification

Some gentle density could be coming to the Broadmoor area whereby two current single-family lots could eventually have eight residential units.

Two houses, both built in 1972 and located a couple blocks apart close to the Garden City Shopping Centre, could be turned into four homes, all with suites in them.

Applications to redevelop the two lots on Heather Street are on the agenda for next week’s planning meeting.

The house at 8691 Heather St., owned by Sandeep K. Shergill, is currently rented out. If the application is approved by city council, the lot will be subdivided for two single-family homes, each containing a one-bedroom suite.

The second house, at 8420 Heather St., is owned by Baybest Homes, and the proposal coming to the planning meeting on Jan. 10 is for a similar type of development.

The city staff report notes the first one, located at the corner of Heather Street and Dolphin Avenue, has four trees in good shape that will be retained, but three that have “poor shrub-like structure and (are) of low retention value due to historical topping.”
