Another 27 rental units are being proposed in Richmond, this time in a residential area on a lot that currently has one single-family home.
But since signs have gone up on the lot, the city has received some neighbourhood opposition to the project, including a petition signed by 18 people.
The city received a development application in April to build a three-storey rental building on No. 3 Road, near Goldstream Place between Williams Road and Steveston Highway.
While the application isn’t ready to be voted on by Richmond city council, city staff are seeking “early input” into the project.
Some of the concerns raised by Maple Grove residents include the strain on local schools, the impact on property values, and maintaining neighbourhood character.
They're also concerned about increased noise with more people living nearby, safety at a nearby intersection, increased demand for street parking and safety issues due to the increase of cars and people in the area.
"We are not opposed to development — but it must be responsible, respectful of existing neighborhoods, and supported by the people who live here. At a minimum, the community deserves a transparent process and the opportunity to formally voice our concerns," reads one email to the city. "... We urge the City to delay any further advancement of this proposal until local residents have been properly consulted."
The lot at 10471 No. 3 Rd. is surrounded by single-family homes, and there are townhouses across the street.
The proposal is being brought to city council now because it requires an amendment to the Official Community Plan.
Following changes to provincial legislation last year, the lot has been rezoned for four "ground-oriented" homes.
Plans call for a rental building with 37 parking stalls and a courtyard in the middle.
The total residential floor area would be about 15,000 square feet, with the building reaching nearly 40 feet in height.
The proposal will be dealt with at the Tuesday, July 8 planning committee meeting.
